How long does a home inspection take?

Usually 3 ½ to 4 ½ hours depending on the size of the house

Can the buyer attend the entire home inspection?

Absolutely. It is a great time to measure windows, plan furniture placement and really get a better feel for the home. If you can’t make it the entire time, I would really like to meet with you at the end of the inspection to go over the onsite report and discuss maintenance plans.

How much does a typical inspection cost?

Does the seller get a copy of the Inspection Report?

Do you actually walk on the roof?

Yes. In most cases unless the roof pitch is excessively steep or the structure is too high. Walking on metal and tile roofs can cause damaged and are not walked on.

I also check with the Texas Department of Insurance to ensure Coastal County Properties have a Windstorm Certificate.

Do you remove Breaker Panels?
